San Pedro Alcántara, the little town to the west of Puerto Banús and the main downtown area of Marbella, has become increasingly popular in recent times. We look at why more and more people are choosing to buy a property in and near San Pedro.

Situated a few kilometres west of Puerto Banús, San Pedro Alcántara has long offered town services to the surrounding residential areas. Though it falls within the municipal boundaries of Marbella, the compact town of around 25,000 inhabitants has its own municipal management and offers an atmosphere and character of its own. Indeed, if you want an authentic Andalusian ambience San Pedro offers just that in this part of the coast.

Set a short distance from the coast, its town centre is typically Andalusian, with white-plastered houses lining the street, little squares and pedestrian shopping areas. It is here that you will find shops, restaurants, cafes, tapas bars and a host of professional services, all with a distinctly Spanish touch. San Pedro is, for instance, the place to have your shoes mended, curtains made or where you can find wicker items and great bargains. Many enjoy a regular trip to the town in order to absorb its Andalusian feel and bustle, sitting at the charming church square or enjoying café society in a shaded plaza. The area is also home to the Calpe international school and a delightful beach with boardwalk, yet until recently most foreign residents and homebuyers were primarily focused on the residential areas that surround this little town that was originally founded as an agricultural colony. The erstwhile sugar cane fields are now largely replaced by the two meandering courses of the Real Club de Golf Guadalmina, along which the leafy suburbs of Guadalmina Alta and Guadalmina Baja extend.

Other residential areas extend from here but just now much of the attention focuses on Nueva Alcántara – the residential area south of the attractive new park boulevard. The latter separates San Pedro proper from Nueva Alcántara, which extends across flat land towards the sandy beaches of the area. Situated so close to Puerto Banús and Marbella town, as well as all the amenities in the greater Marbella area, this is a prime beachside location that is also highly central.

Only partly developed, the combination of an excellent infrastructure and space for development has made Nueva Alcántara one of the hotspots for new property development on the Costa del Sol, and investors and homebuyers alike are excited at the prospects offered by the stylish new apartment complexes arising here. The pace and scale of development is tempered and sustainable, however, which adds to the desirability and demand – and hence the growing property values – in this area, which is marked by broad, leafy streets with parks and playground areas running down towards the sea.
