Marbella’s Golden Triangle

For overseas buyers arriving in southern Spain, especially if for the first time, the real estate mantra “Location, location, location” is one that is still very much in evidence here.

New developments are appearing in a range of areas, but if you want to be sure that you are buying a property in a location that will always be desirable and therefore easy to sell should that need arise, then by far the best place to look is in Marbella’s Golden Triangle, which consists of the Marbella municipal area, Benahavís and Estepona.

Marbella
Let’s start with Marbella. Until very recently there has been a shortage of new properties here due to the lack of availability of building licences. As a result, there were few new build properties in this area and older, resale properties didn’t tick all the boxes for buyers who were looking for a contemporary style residence. However, the lack of licences has been resolved and the Marbella area, which extends to Cabopino in the east and Guadalmina in the west, is now delivering a range of quality new-build developments of the standard one would expect to find in Marbella. But, as building plots are at a premium in Marbella, properties are selling fast and buyers should act quickly when they see promotions for new developments here.

Benahavís
The area of Benahavís extends well beyond the picturesque village of the same name to include the exclusive enclave of La Zagaleta as well as La Quinta to the east. It is one of the wealthiest municipalities in Spain, largely due to it being home to the aforementioned country clubs. This does not mean that all the new builds available here are in the millionaire price bracket, so look around for the property that suits your needs and budget. The area is popular because of its proximity to excellent amenities, its landscape and views, as well as the choice of quality properties available here.

Estepona
Estepona and its New Golden Mile has become ‘the’ location for a good offer of  new developments that are attractive to a range of budgets. Los Flamingos and La Resina on the inland side of the N340 road are sought after for their quality properties and proximity to golf courses, while on the beachside there is a select handful of upmarket complexes. El Paraiso remains an area where older mansions are set elegantly alongside contemporary developments in an area that has a popular golf course and plenty of green zones, as well as a wealth of shops, restaurants and bars. There are also many older properties that have had a complete makeover and now offer distinctively modern style and amenities.
